I have same problem too
Just back to 12.5.1 until bug will be fixed..
I don't know why Apple forbid launch 12.5.1, but you can do it by terminal command:
/Applications/Xcode12.app/Contents/MacOS/Xcode
same issue for me too. Very laggy
