Unable to install Xcode 12 via AppStore

Xcode 12 shows in the AppStore it needs 11.2GB of space to install. I have 30GB+ free (so that should be fine right?). Well, no! I'm unable to install it as I keep getting a notice that "There is not enough disk space available to install the product."

I've tried logging out of the AppStore, rebooting and logging back in, but still not success.

Anyone else manage to get it installed, with similar HDD space free? Any ideas what the magic number is or why its reported so far off?

Not necessarily. You need room to download and room to put it unpacked/installed, plus swap space for the OS.

...11 GB or so for the download, then another 20 GB or so to put it someplace as the download unpacks, all while macOS needs 10 ~ 15 GB free for itself just to run. That's over 40, right there, and no promise it would work properly.

I'd clear off at least 75 gb, and keep that as a minimum, the more the better.

If you manage to get it going, you might want to shop for a much larger drive for the future ;)

I have 500GB free and it still said the same... "Unable to download the app"
I have Xcode 12.2 on iMac Late 2012, and I only try to do this because Xcode playground does not supply any normal output on the right pane where usually the output goes (when you asign the value to the string for example)
Any pointers?
