Xcode 'There is not enough disk space available to install the product'

I want to install xcode. I have 42.73 GB free, and in the app store xcode says it only requires 12.6 GB. But when I go to install, it says 'There is not enough disk space available to install the product.'

What's going on?

The 12.6 Gb is the size of the Compressed download, after expansion, the app is around 35 Gb, depending on options. You need about 45-50 Gb during decompression.

You may need more than 50 GB, up to 60, if you update existing Xcode (the old version remains as long as the new one is not installed).

Thanks to all who helped. Will report back once I have worked out a way to clear enough space! I really don't want to buy a drive

Update: 62 GB did the trick. I hope. It has downloaded. Hopefully, all goes smoothly! Thanks to everyone who helped
