I use macOs Catalina and I downloaded x code 5.0.1. However when I unzipped and installed it and ran the app it opened a dialog saying I needed to update the app. None of the other versions work either.

What versions did you try to install?
According to the site Xcode Releases, Xcode 12.1 is the latest version that runs on Catalina.

Xcode 11 and 12 are the only Xcode versions that officially support Catalina.
